10 Acre California Ranch in Northern and Central California

I am working with a buyer who is seeking to replace her rural ranch property for 10 acres close to an urban area. She is seeking 2-3 bedrooms and would like multiple outbuildings. The buyer is seeking ample water during California’s driest periods. Since they have several dogs that spend a great deal of time outdoors, it is best to have a mild climate, though a warm/hot climate is better than a cold climate. The dogs are short hair and therefore don’t tolerate the cold.

The buyer is living in Central California and is a Bay Area transplant. They are open to most areas of California that have enough water for a 10 acre ranch.
